Resident FAQ
Your name is listed in the call box beside the main building entry door. When your guest selects your name it will ring the phone number you have provided. Upon answering the call you will be able to communicate with your guest. By pressing number “9” on your phone’s keypad the call will disconnect and the door will unlock. Please note the door will not make a “buzz” noise when it unlocks. Share your apartment number with the guest before unlocking the door because you will no longer have communication to the guest after pressing “9” on your phone.
Our on-site parking garage is a great place for guests to park. With any downtown location, you can pay to park in the garage or choose a meter spot that's located around the community.
The following constitutes an emergency maintenance request:
- Flooding or active water leaks
- Toilet Overflow
- Only considered an emergency if you have one toilet in your unit
- Broken Windows or Window Locks
- Apartment Entry Door that will NOT lock
- No heat below 65 degrees ambient temperature or no air conditioning if above 80 degrees ambient temperature or a documented medical emergency.
- Lockouts (Please note a $100 lock out fee will be charged to your rental account)
- Refrigerator not cooling
- Smoke Detector not working
The fastest way to submit a maintenance request is through the app! You can include a photo, comment on, and even view the status of your work orders. Just select the "I want to" button at the top of the screen on your iPhone or the “+” button on Android and choose "Maintenance Request.”
Rent is due at 11:59 PM on the third of the month. On the fourth day, there's a 10% late fee added to your payment with an additional $5 every day after. The best way to avoid late fees is to set up an automatic rent payment through our resident portal and check to be sure your payment is posted each month through the portal. We accept payment online with your debit or credit card (processing fees are associated) or through your bank's routing and account number (free).
Valet trash and recycling service is available five nights per week and billed to your resident account monthly per your lease agreement. You have been provided with a special Valet Waste trash can during move-in. Place this can outside your door between 6pm – 8 pm, Sunday – Thursday. Please bag and tie all waste, and double-bag pet waste to prevent leaks and stains outside your home. Aim to keep weight of the bag under 25 lbs. Do not include needles or other sharp objects.
Separate trash from recyclables in tied bags. Recycling is to be in a clear or blue bag or if you wish to use a standard trash bag you may place a “Recycle” sticker on the top of the bag to help distinguish. You may receive these stickers from the office. Please bring in the Valet Waste can before 8am the following day. There is a trash chute located on each floor. We ask that you break down all boxes so they are flat and you leave them on the floor of the refuse room.

Residents are given a key fob at move-in to gain access to all amenities.
Yes, renters insurance is mandatory. We offer liability coverage at $10/month, which is included in your rent payment. If you prefer to obtain your own coverage, you may do so by providing proof of renters insurance. Proof of liability coverage is requested before signing a lease agreement. Minimum requirement is $100,000 liability coverage.
In addition, please include the following in your policy: list “Buckingham Management, LLC” as an additional interest (or certificate holder), located at 229 S. Delaware Street, Indianapolis, IN 46204. Your insurance agent may email a copy of your policy to [email protected].
We offer lease buy-out options that depend on the time remaining on your lease. We'd be happy to talk through those with you. Residents also need to give a 60-day notice before their lease expiration to avoid any additional fees.
Subletting is strictly prohibited at CityWay. This includes AirBnB or any home rental services as well.
There are unofficial quiet hours at CityWay, but we encourage neighbors to be courteous to all. Our team is open to discussing any concerns you have about this.
CityWay is a smoke-free community.
For 307 & 235 S. Delaware Street apartments mailboxes are located in the resident lobby of 235 S. Delaware St. Entrance accessible from the back door nearest CarPark North.
For 230 & 302 S. Alabama Street, mailboxes are located on the northeast corner of building 8 (230 S. Alabama Street). They are on the backside of the Amenity Center accessible from the sidewalk.
For 302 E. Louisianna Street apartments, mailboxes are located in the resident lobby on the east side of the tower.
For 312 & 322 E. Louisianna Street and 231 Virginia Avenue apartments, mailboxes are located in the center of the community near the Phase II pool and wetbar area.
For 336 S. Delaware Street apartments, mailboxes are located in the resident lobby on the first floor of your building.
All packages will be delivered to a Luxer Package Room. When a package is delivered, you'll immediately receive an email from Luxer notifying you of the delivery and a code to access the package room 24/7. Also, download the Luxer One mobile app for easy package pickup.
Check-in Appointment: A 30-45 minute check-in appointment is required on your lease begin date to receive keys and inspect your new apartment prior to moving in. Please contact your Leasing Consultant with a preferred appointment time between 10:00 a.m. – 4:30 p.m., between Monday – Friday.
Lease Agreement: You will receive an email from Blue Moon Software containing a link to your electronic lease agreement. Please review and sign electronically within 3 days of receipt.
Payment Due: Your move-in balance will be specified on the Welcome Home Letter provided by your Leasing Consultant. Please make a one-time prepayment to your online account at www.cityway.com.
Electricity: About 1 week prior to move-in, please contact IPL Electric at 317-261-8222 or www.iplpower.com to have service placed in your name beginning the same day as your lease agreement. Your service address is listed on the Welcome Home Letter provided by your Leasing Consultant.
Cable/Internet: Cable and internet service is optional. If you wish to have service, please contact our Comcast Xfinity representative, Keith Williams, at 317-954-1871 or [email protected].
Water/Sewer/Trash: Nothing needed! CityWay will set this up and explain the billing during your check-in appointment.
Liability Coverage: It is required to have an active liability coverage policy. CityWay offers a Renters Legal Liability (RLL) policy for $10 monthly. Please contact your Leasing Consultant to discuss this policy further or your option to forgo the RLL policy and provide your own proof of renter’s insurance.
WiFi is free and available in the amenity and fitness centers.

Deering Cleaners have provided dry cleaning DRY-V lockers in your mail room. These lockers are accessible 24 hours a day. Please download the DRY-V app on your smart phone to begin. For more information about this program and how to get started call the office.
CityWay recommends Sandy Brown (317) 407-1176 for your housekeeping needs. You can contact her directly to schedule service.
CityWay recommends Furry Godmother Indy for all of your pet sitting and walking needs. You can reach them by visiting https://furrygodmotherindy.com/.
Please enter a maintenance request to have this addressed. Additionally, our preferred vendor comes out once a week, so it might take up to one week for this service to be completed.
Please contact our emergency maintenance line. There is a $100 fee associated with this service.
Current residents that have resided with us for at least 60 days and are in good standing with the property can refer a new guest to our community and receive a referral bonus of $200. Referrals need to mention the current resident's name on the first tour in order to validate the referral bonus. All referrals are subject to change without notice.
